Move-Out Checklist
THINGS YOU NEED TO KNOW FOR A SEAMLESS CHECKOUT
- Start decluttering and purging 60+ days prior to move-out
- Call your utility companies with your lease end date & forwarding address
- Schedule your final move-out for noon or earlier on your lease end date
- CLEAN thoroughly. Sample checklist provided below
- Schedule professional carpet cleaning services. See information below
- Login to your tenant portal and end automated payments
UTILITIES & CHANGE OF ADDRESS:
- Contact your service providers with your lease end date and forwarding address.
- For all single family homes in ST PAUL: You must call in your water meter reading on the day of final check-out. This will finalize out your bill. We will pay it and invoice you accordingly
- Excess waste/garbage/furniture must be disposed of/picked up prior to your final checkout. It cannot be left at the property or you will be billed accordingly. Disposal fees start at $250. Call your city for disposal rules and vouchers

FINAL CHECK-OUT SCHEDULING AND REQUIREMENTS:
Early check-outs are always possible. Late check-outs are subject to a $200 fee / hour.
- Email Angie@MSP-Realty.com with your preferred date and time.
- One person must be present at final checkout
- All keys and garage door openers must be turned in at final check-out.
- Leave a note with any required maintenance
- Email your forwarding address to Angie@MSP-Realty.com Angie will send out an email itemizing any deductions and request confirmation for how charges should be distributed. Once confirmed, deposits are mailed. Typically 14 days after final checkout. If you do not receive an email within 14 days of final move-out, please send notification to: Angie@MSP-Realty.com
- FYI: If you have an excessive amount of garbage that will not fit in the garbage cans, please arrange for proper disposal. Do not leave excess garbage on the front lawn or on the side of the garbage can. If you do this, you will be responsible for the cost of removal and it will delay your deposit refund.
CLEANING LIST
The cleaning list must be completed prior to your final check-out.
Kitchen:
- Dust/Clean off the tops of cabinets & appliances.
- Wipe down exterior of cabinets & appliances
- Wipe down inside of all cabinets & drawers
- Clean insides of all appliances
- Clean countertops, sink & faucet
- Sweep & mop floor
- Wipe down trim and walls
- Clean exhaust vent screens
Bathroom:
- Dust tops of cabinets/mirrors
- Dust light fixtures
- Clean tile, tub, sink , toilet & faucets
- Wipe down trim & walls
- Windex mirrors
- Clean base of toilet, sink, & tub exterior
- Sweep & mop floor
- Dust exhaust fan
Common Living Areas:
- Clean out & dust all closets
- Dust stair railings/spindles (where applicable)
Exterior:
- Be sure yard is clean of garbage
- Be sure yard is free of personal items
- Place garbage cans & recycling bins in their correct spots
- Sweep porches & remove cobwebs
- Don’t forget items you have in the garage (if applicable)
Throughout entire house:
- Wash all windows, window sills & screens
- Clean glass on doors & glass
- Clean walls, handrails & trim. Magic Erasers work great.
- Wipe down interior & exterior doors (remove scuffs & dirt)
- Dust window sills
- Wipe down base trim & trim around windows & doors
- Remove cobwebs (Prevalent in basement areas and utility rooms)
- Sweep & mop where applicable
- Wash/Dry Curtains (Do not overfill washer/dryer with these as it could cause fire or damage to curtains)
- Vacuum carpet thoroughly prior to professional carpet cleaning service
- Dust all ceiling fans
- Replace all burned out lights with working bulbs. Make sure you use energy efficient bulbs (CFL or LED) and that they are matching in look and color temperature. If lights are in a difficult place to reach, please leave a lightbulb behind for us to install.
Basements and/or Mechanical Rooms:
- De-cobweb & dust ceilings, walls, windows, behind appliances & mechanicals
- Sweep & Mop
- Clean sinks
- Remove lint from dryer lint traps
- Dispose of trash and debris

CLEANING YOUR CARPET PROPERLY:
We require that all tenants have their carpets professionally cleaned as a courtesy to the next tenants and require Pet Sanitization if a pet or ESA has occupied the home during the lease. This should occur once the home has been completely moved out and the rest of the house is clean. Turn air conditioning on once complete to assist in drying out the carpet rapidly.
*Receipts from a professional and reputable service provider should be emailed to Angie@MSP-Realty.com. If we do not receive a receipt for professional cleaning services, we will schedule the service and deduct the bill from your deposit + a 10% service fee.
**We frequently use Daisy Carpet Cleaners & have been happy with their service & pricing.
FEE SCHEDULE
Lockouts: $75/occurrence
Rekey: $250/door
Garage Door Remote Replacement: $100/remote + $200 for programming
Subleasing: Starts at $600
Unauthorized Pets: $250+/occurence and/or eviction
Late Move-outs: $200/hour
Carpet Cleaning: Cost of Service + 10% coordination fee
General Cleaning: $75/hour
Furniture & Waste Removal: Starts at $250
