Move-In Checklist
We are very excited to have you as residents! To help with seamless communication, please begin a group text with everyone on the lease + Kent & Angie.

Please have these 5 items complete at least one week prior to your move-in date to guarantee a timely move-in. Once all items are complete, confirm via group text.

1. UPLOAD RENTERS INSURANCE TO YOUR TENANT PORTAL
To access the insurance section of your portal, login and select the arrow next to your name in the upper right hand corner > my account > Renters Insurance
If this is your first time accessing the portal, complete the following to access your account:

Enter the email address you have on file with us into the Resident Sign In box

Click on “Forgot your password? Request a new one”

Enter your email address and then wait for a welcome email containing your temporary password

Parents’ Home Owner Policy Requirements:
If you are a student, you may be covered under your parents’ homeowners insurance. If that is the case, please have their agent provide the following:

Acord listing your name, rental address & liability coverage in the amount of $500,000 or greater.

2. PAY RENT VIA THE TENANT PORTAL
You can login to your tenant portal here
Please ensure that you set up or verify the following

Rent payment amount: Be sure that the amount you have agreed to pay is correct

Rent payment date: This should be the 1st of the month

Account information

Recurring: The payment should be recurring monthly unless you plan to login monthly to initiate the charge. We will NOT waive late fees because of forgetfulness so we strongly encourage tenants to select the recurring option.

3. TRANSFER UTILITIES INTO YOUR NAME EFFECTIVE YOUR LEASE START DATE OR MOVE IN DATE.
We charge a $30 transfer fee per utility if we need to be involved for transfer of service

ALL LOCATIONS - There are multiple Internet/Cable providers that provide service. We recommend setting up your service as early as possible or you will likely have a delayed installation date.
4. EMAIL US ONCE YOU HAVE COMPLETED THE 3 ORIENTATION VIDEOS
You can now complete your orientation online & view other helpful videos to help ensure you are maximizing efficiency and safety. Your orientation covers important things you need to know. This is required prior to move-in.

5. SCHEDULE YOUR MOVE-IN/ KEY PICK-UP
Please email Angie@MSP-Realty.com with your preferred key pickup time. The first tenant to pick up keys will receive keys for the entire household.
Preferred key pickup times are between 7am-noon on your lease start date. **However, guaranteed move-in time is not until noon**. This means that even though you have your keys, we may be waiting on carpet to dry or cleaners to finish up before we can give you full access.
If you would like to request an early Move-In/Key Pick up, please text Angie 1-2 days prior: 612-590-5399. Please note that in most cases, we do not know until 24-48 hours prior to your lease start date if an early move-in is possible.
6. OTHER HELPFUL INFO

Many/most of our homes will not fit a full or queen box spring in the basement or upper levels. We highly recommend a platform bed or split box spring.

Subleases must be complete at least 30 days prior to move-in. Within 30 days are not guaranteed. Sublease fees apply and are subject to change
