MSP Realty, LLC - COVID-19 Preparedness Plan
MSP Realty is committed to providing a safe and healthy workplace for all our staff, tenants, contractors & clients.
To ensure we have a safe and healthy work environment, we have developed the following COVID-19 Preparedness Plan in response to the COVID-19 pandemic. Management & staff are all responsible for implementing this plan. Our goal is to mitigate the potential for transmission of COVID-19 in our workplaces and communities, and that requires full cooperation among staff, management, contractors & clients. Only through this cooperative effort can we establish and maintain the safety and health of our workplaces.
Management and staff are responsible for implementing and complying with all aspects of this COVID-19 Preparedness Plan. MSP Realty management staff have our full support in enforcing the provisions of this policy.
We have involved our staff in this process via open discussion and feedback on such policies.
Our COVID-19 Preparedness Plan follows Centers for Disease Control and Prevention (CDC) and Minnesota Department of Health (MDH) guidelines, federal OSHA standards related to COVID-19 and Executive Orders 20-48 and 20-81, and addresses:
• hygiene, mask requirements and respiratory etiquette;
• engineering and administrative controls for social distancing;
• cleaning, disinfecting, decontamination and ventilation;
• prompt identification and isolation of sick persons;
• communications and training that will be provided to managers and workers; and
• management and supervision necessary to ensure effective implementation of the plan.
Screening and policies for employees exhibiting signs and symptoms of COVID-19
Staff have been informed of and encouraged to self-monitor for signs and symptoms of COVID-19. The following policies and procedures are being implemented to assess workers’ health status prior to entering the workplace and for workers to report when they are sick or experiencing symptoms. If a member of our staff or management company is sick or showing symptoms of being sick, they may not return to work premises until symptom free for 24+ hours. Work premises include conducting property tours and onsite management responsibilities. All of our staff is encouraged to work remotely whenever possible.
MSP Realty has also implemented a policy for informing workers if they have been exposed to a person with COVID-19 at their workplace and requiring them to quarantine for the required amount of time. Staff cannot return to work premises until free from symptoms for 7 days from exposure to COVID 19.
In addition, a policy has been implemented to protect the privacy of workers’ health status and health information. MSP Realty will not share confidential health information of its staff, tenants, contractors or clients. Staff, tenants, clients and contractors are required to fully disclose all COVID19 exposure risk to those that they may have impacted.
Handwashing
Basic infection prevention measures are being implemented at our workplaces at all times. Workers are instructed to wash their hands for at least 20 seconds with soap and water frequently throughout the day. When traveling by car, staff is instructed to use alternative sanitization methods, such as hand sanitizer, upon exit and entrance of vehicles and buildings.
Management and staff are instructed to provide hand sanitizer of at least 70% alcohol for clients and contractor use. MSP Realty will provide as needed.
Respiratory etiquette: Cover your cough or sneeze
Staff, tenants, contractors and clients are being instructed to cover their mouth and nose with their sleeve or a tissue when coughing or sneezing and to avoid touching their face, in particular their mouth, nose and eyes, with their hands. They should dispose of tissues in provided trash receptacles and wash or sanitize their hands immediately afterward. Reminders will be communicated in weekly meetings and at the time of tours.
Masks are required for all client interaction such as in person property tours, maintenance visits requiring interior access to the home and such.
Social distancing
Social distancing of six feet will be implemented and maintained between staff, clients, contractors and tenants as much as possible.
Meetings will be held via video conferencing whenever possible.
Tenant orientations to be handled via online video until further notice.
Staff is required to work remotely whenever possible.
We will first attempt to troubleshoot all maintenance requests via text, phone, email or video chat before permitting onsite visits. Onsite maintenance visits will be limited to only the contractor providing the service and one staff member to provide access.
Agents and clients are encouraged to drive separately for all home tours.
Agents shall provide sanitizer to all clients for tours and showings and will require the use of masks for all clients entering a home or building.
Masks & sanitizer are provided by MSP Realty for Staff, tenants, contractors and clients use as needed.
Cleaning, disinfection, and ventilation
Regular housekeeping practices are being implemented at the time of home tours, open houses, Move-out/in turnovers and maintenance visits.
Management and staff agree to disinfect surfaces that are touched or may have been upon entrance and upon exit/last point of contact at all homes/properties.
MSP Realty provides disinfecting sprays of at least 70% alcohol.
If a client that occupies a property that we represent for sale or for rent becomes infected with COVID-19, all home tours will cease until the household has been symptom free for 7 days AND proper COVID19 cleaning protocols have been taken.
Appropriate and effective cleaning and disinfectant supplies have been purchased and are available for use in accordance with product labels, safety data sheets and manufacturer specifications and are being used with required personal protective equipment for the product.
Communications and training
This COVID-19 Preparedness Plan was communicated via email to all management and staff the week of June 15, 2020 and necessary training was provided at tenant turnovers on May 28th, 2020. Additional communication and training will be ongoing via email , team meetings and on-site. This COVID-19 Preparedness Plan has been certified by MSP Realty management and was posted on the website 6/18/20. It will be updated as necessary.
